Are your properties family friendly?

Most of our properties are family friendly.  The units that specify Adult Only are for those over 18 years of age and do not allow children.  Units labeled Primarily Adult Only have specific areas where families are welcome otherwise the building is for those over 18.  Properties without one of these specifications welcome families

How big of a property do we need?

Our company policy is one bedroom per child.  If your family consists of a mom dad and 2 children you would require a 3 bedroom property.   If you are having problems finding a unit that would be able to accommodate your family please call our office at 403-340-2960 or 403-885-5559.

Are pets allowed?

Fish and birds are generally accepted however, typically our units DO NOT accept cats or dogs.  There may be some circumstances that we would be able to permit a cat or dog under 13 inches at the shoulder.  For more information on this please call our office at 403-340-2960 or 403-885-5559.

What utilities are included?

Utilities depend greatly on the type of property you are interested in.  Generally speaking in a Apartment Building you would be responsible for power.  Typically in a 4-Plex, Townhouse, Duplex, or House the tenant is responsible for all utilities (Gas, Power, Water, Sewer and Garbage).

Is there a washer and dryer in the property?

We do not include washers and dryers in most of our units as many people own their own set.  If you do not own a set we can help you purchase a set on a Rent-To-Own Basis. Please call our office for more information at 403-340-2960 or 403-885-5559.

Is there a security/damage deposit?

All of our properties have a Security Deposit equal to one month's rent.  If payment arrangements are required a payment plan may be able to be worked out after approval to rent the property.

How long is the lease?

Most of our properties come with a one years lease.  We do not rent any properties on a month to month basis.  For information on shorter term leases please call our office at 403-340-2960 or 403-885-5559.

How do I arrange to view a property?

Please call our office to set up a time to view any of our properties.  Times are flexible based on your avalibility.  We book showings for the same day, not in advance.  Our office can be reached at 403-340-2960 or 403-885-5559 Tuesday to Friday 10am to 5pm, and Saturdays 10am to 3pm.

I would like to rent a unit - how do I go about this?

We do not rent any of our properties without them being viewed.  First please call our office to set up a time to view the property.  At the time of showing you will be given an application form.  Our application forms check past and present rental and employment history and any or all parties, Credit bureau reports may also be viewed.  It takes of office 48 to 72 hours to process an application.  Once you application is approved our office will contact you to set up a time to sign a lease.  We will not do lease signings without an appointment so please be sure to arrange a time.  At the time of lease signing we require the security deposit to be paid.
